Winter Rates: January 2 - April 30: $100/night (for one couple)

Shoulder season: September 16 - January 1; May 1 - June 19: $120/night (for one couple)

Summer: June 20 - September 15: $150/night (for one couple)

2 Night Minimum/3 nights selected holidays

RESERVATIONS AND DEPOSITS: A minimum deposit of one nights stay is required within 5 days of making your reservation with us. For stays of more than 2 days a deposit of one-half is required. Cash, check or credit cards will be accepted. E-mail reservations will be confirmed by e-mail with acceptance of a credit card to hold the reservation.

MINIMUM STAY
: 2 night minimums. Week long stays must not split a weekend by arriving on a Saturday to qualify for the free 7th day.

HOLIDAY STAYS:
Discounts do not include holidays.  Some holidays require a 3 day minimum.

DAMAGE DEPOSITS
: We have not yet charged damage deposits,

BUT YOU ARE RESPONSIBLE FOR EXCEPTIONALLY HEAVY CLEAN-UP AND DAMAGE TO ITEMS IN OUR HOMES, INCLUDING HOT TUBS.

Instruction manuals for the cabin is prominently displayed upon your arrival. Please insure all members of your group read our house rules and understand functions of all equipment prior to use.

Some standard charges include: smoking in the house/$200; excessive debris or oils in hot tub/$50; hot tub temperature turned up and left too high (104+ degrees)/$15; dogs upstairs on carpet or furniture/$30 minimum; not picking up doggie "stuff" in yard/$10.

By accepting our confirmation you are agreeing to the possibility of excessive cleaning or damages being charged to your credit card.

CANCELLATIONS: For reservations of 3 days or less during the months of June - September (excluding 3 day holiday weekends), you may cancel fifteen days prior to your reservation date and a refund will be issued less a small 10% fee. If you cancel within the fifteen day period and we are able to rebook the property we will also refund your deposit less a 20% fee. Otherwise, we will retain your deposit. For large parties (such as reunions and weddings) that are reserving multiple homes, and also for reservations of 4 days or more, our policy is 60 days to cancel or change dates. Deposits made for one night stays are non-refundable. During off season months of October - May, and all holiday weekends, sixty (60) days notice is required for cancellations. If we are able to rebook the property a refund will be issued less a 10% fee.

PET POLICY
: Pre-authorized pets are allowed at The Rose Garden and Two Bears Cabins only, at a charge of $10 per night. "Surprise" pets will be billed at $20 per night due to the additional and unexpected cleanup.  If you must travel with your pet please provide a kennel or bed for them to stay inside at night. Bring your own dog towels.  Keep pets off furniture.  Do not leave your pet alone in the house while you are off exploring the island.
